Under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, UK landlords must have all gas appliances, flues, and pipework inspected every 12 months by a certified Gas Safe engineer, and provide a valid CP12 certificate to tenants within 28 days.
Letting a property without a valid annual Gas Safety Certificate is a criminal offense punishable by fines of up to £6,000 per violation, up to 6 months imprisonment, and invalidates any Section 21 eviction notice.
